The short version
Bulk import earns its place when a portfolio has too many listings for one-at-a-time entry. It can also create a mess if the source data is incomplete, stale, or mapped without review. Speed isn't the point. The point is to bring listings into Furnished Unfurnished in a way your team can inspect, correct, and operate.
There are three import paths: a CSV upload, links to listing pages your team controls, and white-glove migration for approved enterprise exports. Whichever you use, the right mindset is the same: import, review, repair, then operate. Every imported listing lands as a draft you check before it's live.
One boundary to keep straight from the start: PMS connections like Guesty and Hospitable are a separate integration flow, not a fourth bulk-import path. They live in vendor integrations, and they're worth a conversation on their own.
Why a portfolio import isn't a plain upload
Importing dozens of listings is different from creating one by hand. When a landlord enters a single property, they catch mistakes as they go. When you import a portfolio, a small mapping issue repeats everywhere. A source description leaks location details into the wrong field. Photo sets carry duplicates. A unit shows the wrong bathroom count. An old listing keeps stale availability or pricing language.
Monthly-rental marketplaces also need different details from nightly ones. A short-term listing leans on guest experience and check-in. A 30+ day rental needs information about living, working, parking, utilities, pets, and lease fit. Imported data often needs editing before it answers those questions.
So a review owner matters. Someone on the team should decide what "ready" means before imported listings reach renters. They don't have to make every correction alone, but they should own the checklist: identity, location, photos, counts, amenities, pricing language, availability, and source tracking.
Treat import as an operating workflow, not a data dump. Because Furnished Unfurnished is a direct-contact platform, bad listing data creates bad conversations rather than tidy system errors. Renters message based on what they can see. A clean import still saves real time: it gives you a starting inventory and lets the team focus on review and leads instead of typing every field.
