What does the lease generator do?
Generates a PDF residential lease tailored to the state your property is in. Includes state-specific clauses with statute citations (e.g., California Civil Code §1954.603 for late-fee limits, NY RPL §§220-238 for security-deposit caps), a federal lead-paint disclosure layer for properties built before 1978 (Title X), and a generic fallback for states we don't fully cover yet. The PDF is ready to print and sign.Which states are supported?
The top 10 states by rental volume + DC have full state-specific clauses: California, Texas, Florida, New York, Illinois, Pennsylvania, Ohio, Georgia, North Carolina, and Washington, plus DC. Other states get a generic lease with a "consult a local attorney" preamble. We're adding states based on landlord demand — let us know if yours is missing.Is the generated lease legally binding?
A lease becomes binding when both parties sign it. Furnished Unfurnished does not provide legal advice — the generated document is a template based on widely-used clauses with statute citations, but every property and tenancy is unique. We strongly recommend you have an attorney review your final lease, especially for high-value, long-term, or multi-tenant arrangements.Can I sign the lease electronically?
Not yet. The current generator produces a PDF you print, sign manually, scan, and share with the tenant. We may add e-signature integration (DocuSign / HelloSign) in a future update.
