Listing your property
Walk through our 7-step wizard to publish a listing with photos, amenities, pricing, and your lease terms. Most landlords finish in under 20 minutes.
How do I list my property?
Sign up for a free landlord account, then click "List your property." The 7-step wizard collects: basics (title, type, rent, bedrooms), photos, location and address, amenities, contact details, additional extras, and your subscription plan. Once payment is confirmed, your listing goes live and is immediately searchable.
What photos should I upload?
Upload 5–15 high-resolution photos covering: living area, kitchen, every bedroom, every bathroom, exterior, and any standout amenities (pool, gym, view, parking). Bright, daytime, decluttered photos perform best. The first photo becomes your hero image.
Can I edit my listing after it's live?
Yes. From your Listings dashboard, click any listing → "Edit." You can change rent, availability, amenities, photos, and description at any time. Address fields are locked once a listing is approved by our admins (to prevent bait-and-switch); to change the address, submit an Address Change Request from the Edit page.
Can I save a draft and finish later?
Yes. The wizard auto-saves after each step. Close the browser anytime; your draft sits in your Listings dashboard under "Drafts" with a "Continue editing" button. Drafts don't count toward your subscription and aren't visible to tenants until you publish them.
Can I import an existing listing instead of filling out the wizard from scratch?
Yes. You have two paths:
- Open VELA (the chat assistant in the bottom right) and paste your existing listing URL. VELA pulls in the available details and pre-fills your wizard for review.
- On the Basics step of the wizard, click "Import from URL" and paste the same kind of link.
Either way, you review and edit everything before publishing.
How much should I charge for a security deposit?
For mid-term furnished rentals, one month's rent is the most common security deposit. State law caps how much you can hold, so always check your specific state and city limits before publishing.
A few examples:
- California: 2× monthly rent for unfurnished, 3× for furnished.
- New York: 1× monthly rent for any residential lease.
- Most states: somewhere between 1× and 2× monthly rent.
Hold the deposit in a separate account if your jurisdiction requires it (most do for stays over 30 days). Itemize any deductions in writing within the statutory window after move-out (typically 14 to 30 days).
Furnished Unfurnished does not collect or hold deposits; that's strictly between you and the tenant.
Do I need to move my listings off Furnished Finder to use Furnished Unfurnished?
No. There is no requirement to migrate. Most landlords with established portfolios list on both platforms for maximum exposure to traveling professionals. You keep your Furnished Finder listings exactly as they are, and add Furnished Unfurnished as an additional channel.
How do I keep my availability in sync between Furnished Unfurnished and other platforms?
Three options, depending on how you manage your properties:
- Direct PMS integration. If you use Guesty or Hospitable, connect your account from /landlord/integrations and we will pull listings and availability automatically. Calendars stay in sync going forward with no manual work.
- iCal sync. Every Furnished Unfurnished listing accepts inbound iCal feeds. If your other platform or PMS publishes an iCal export URL, paste it into your listing's calendar settings and availability syncs automatically.
- Manual. Update availability in each platform separately. We recommend this only if you have one or two properties.
Why should I add Furnished Unfurnished if I already use Furnished Finder?
You usually do not need to choose. Furnished Unfurnished adds a monthly-plus demand channel alongside whatever you already run.
